MCN Plumbing Perth

In Highgate the person standing in front of a dead water heater is frequently not the person who can replace it. This is the smallest suburb in the Perth metropolitan region: 2,326 residents at the 2021 census, across more than 1,400 private dwellings. Fifty-three per cent of those dwellings are flats and apartments, far above the state average, so the unit in the cupboard or out on the balcony answers to a building rather than to a household. That changes the first phone call. MCN Plumbing Perth carries out hot water repairs at properties in Highgate, WA, along with hot water system installation and replacement across gas, electric, solar and heat pump. Two questions come first: what failed, and who can authorise the fix.

Is the Unit Yours to Replace, or the Building’s?

In an apartment, a villa or a converted lot, the water heater in a cupboard, on a balcony or in a plant area is rarely as self-contained as it looks. Highgate’s apartment stock runs compact instantaneous units and small storage cylinders, and their flue and drainage arrangements are frequently shared with other lots. That is what turns a replacement into a building decision before it becomes a technical one.

So the first call settles three things: whether the unit serves your lot alone, where its flue terminates, and whether its relief water discharges into drainage the building owns.

An owner replacing a unit inside their own lot can authorise that work themselves. Anything touching a shared flue, a common wall or common-property drainage goes to the owners corporation or the strata manager first. With a high tenancy share here, the person reporting the fault is regularly a tenant who can authorise none of it. Agencies and managers running several lots start jobs through our plumbing service for agents and property managers.

Getting It Running Again While the Approval Catches Up

MCN answers emergency plumbing calls at any hour, seven days a week, and a unit leaking into a third-floor cupboard is one of them. A repair inside your own lot is a booking like any other. It’s the changeover altering a position, a fuel type or a shared flue that waits on somebody else’s decision.

Booked work carries its own commitment. Book before 10:30am on any day and MCN guarantees a same-day service, and that guarantee covers non-urgent jobs too: the unit limping rather than dead, or the changeover that has been on a strata agenda since winter. The morning cut-off is the condition it runs on.

MCN Plumbing Perth, Booked by an Owner or an Agent

Milad Nasr founded this business in 2015 and it has not changed hands since, which is worth knowing when the person who can approve the work is not the person who lives with it. We fit every plumbing brand, Rheem, Rinnai, Vulcan, Bosch and AquaMax included. Whoever books the job, an owner or an agent, MCN sends a qualified, licensed and insured plumber to the lot. MCN offers 100% guaranteed results across all of our work, so ask which guarantee applies to yours. The rest of the credentials are on our hot water systems page, with what to have in writing before anyone starts.

What Fits Back Into a Cupboard or a Balcony Position

Clearance decides this, not capacity. The position fixes how far the unit stands from the door, the wall lining and any opening near it, and where its flue can terminate without discharging into a window. Those distances rule models in and out, and they are why a compact unit tends to replace a compact unit here.

A shared flue narrows the field further. Where a building’s flue arrangement serves more than one lot, the replacement has to suit what is already there, so changing fuel or stepping up the output isn’t a call one owner makes alone. Relief and condensate drainage runs the other way: the discharge point exists already, and on a balcony it cannot simply run over the edge.

Two options that work elsewhere in Perth rarely reach the shortlist. A roof-mounted collector and its tank platform need roof area an apartment lot does not own, and a heat pump wants airflow on every side plus a fan nobody wants beside a bedroom window. Where a building has its own plant area, both come back into play. Either way, moving the old unit out and the new one in through a shared entry or a lift takes arranged access.

A Street-Visible Unit on a Federation Frontage, and the City of Vincent

The other Highgate is the Federation stock that survived the apartment years. The City of Vincent’s Municipal Heritage Inventory and Heritage List, the registers naming individual places and what needs approval before period fabric changes, record Beaufort Street and Mary Street dwellings as Federation Bungalow and Federation Italianate examples. A staged review of those places is still running. So on one of these houses, where a replacement unit or its flue would show from the street becomes an approval question before it is a plumbing one.

What the house allows is the other half. Roof spaces here are limited, which closes off a roof-mounted collector, and side setbacks are narrow enough that our plumber works the flue clearances out on site. A rear or side position out of the street view tends to survive both tests.

There is no boundary to settle before a Highgate job starts: the address answers to the City of Vincent. The City’s community profile lists Highgate outright, while Mount Lawley appears as a part, because only its southern portion answers to Vincent and Beaufort Street carries on north into it. North Perth is the closer relative: wholly City of Vincent, with that inventory recording its Federation bungalows too, so the question runs identically a few blocks over.

Repair It, or Replace It and Bring the Position With It

Not every failure ends a unit. On a small electric cylinder the element and the thermostat are replaceable parts, and on an instantaneous unit the ignition, the flame sensing and the water valve all come apart for service. What ends a unit is water escaping from the cylinder body, a failed heat exchanger, or parts that no longer exist for a model that old. We work across the makes, not for one manufacturer, so the question is what your unit needs, not whose badge is on it. Our hot water page sets out what each system type involves.

Once replacement is the answer, the job is bigger than swapping one unit for another. Our plumber carries the changeover out to AS/NZS 3500, the standard setting how a heated water service is installed and what it has to deliver at the tap. An installation first put in decades ago rarely satisfies everything the standard now attaches to its position: the clearances, where the flue may terminate, how relief water discharges, the condition of the connection feeding it. On a strata lot, add the building’s consent.

Four things to settle before you authorise anything:

  • Which system type is going in, and on what fuel
  • Where it will stand, and whether that position still complies
  • What the change triggers: flue, drainage, gas, electrical work, strata consent
  • What the workmanship guarantee covers, and who holds it

Run a Cold Tap Before You Ring Anyone

Run a cold tap first. When only the hot side has quit and the cold is unaffected, the problem sits in the unit or what it is plumbed into, and that is ours to fix. If pressure has dropped at every tap, or the water looks discoloured on both sides, that is a supply or water quality matter for the Water Corporation. In an apartment, ask a neighbour too: a whole building without hot water points at the building’s plant. Smell gas near the unit and none of that applies. Get out, ring the gas network operator’s emergency line, and a gasfitter attends once the site is safe.

Send Us the Highgate Address and Say Who Approves It

Tell us the Highgate address, what the unit is doing, and who has authority to approve work on it. Whether you own the lot, rent it or manage it decides who we deal with next, so include that when you call 0418 871 934. Put it in an email to info@mcnplumbingperth.com.au, or through the form on this site.

What Owners, Tenants and Managers Ask Us in Highgate

Why would hot water suddenly stop in an apartment?

Start with what the unit is. On a compact instantaneous unit, a sudden stop is commonly ignition or flame failure, gas supply to the appliance, or a fault the controller has locked it out over. On a small electric cylinder it is the element, the thermostat or the circuit. In a Highgate apartment, one check comes first: if a neighbour has lost hot water too, the fault is upstream of your lot.

Who do I call first, a plumber or the strata manager?

Call a licensed plumber for the system, its connections and the changeover. Where the unit runs on gas, that connection is gasfitting and carries a separate licence, so MCN sends someone holding both. An electrician is the right call when the fault is upstream in the switchboard. Tell the strata or building manager straight away as well: access through common property and work on a shared flue are theirs to approve.

What is the legal temperature for hot water in Australia?

Australian requirements cap the temperature delivered to personal hygiene outlets, the basin, bath and shower. In Western Australia the cap attaches to every new or relocated system, not to the unit you already have. AS/NZS 3500 puts the obligation on the installer: the plumber fits and sets a tempering device on the outlet side, then proves the delivered temperature before handover. It doesn’t mean the heater runs cool. Stored water stays hot enough to remain safe, and the device brings the temperature down on the way to the bathroom, while kitchen and laundry taps fall outside the cap.

Why isn't hot water coming through at the taps?

If the cold is fine and the hot side gives you nothing, the unit is off, locked out or isolated. Look for a valve closed after other work, a tripped circuit, or a fault code on the controller. Weak or intermittent hot water is a different fault. A compact instantaneous unit needs a minimum flow before it fires, so a mixer barely cracked open may never trigger it, and a long run from a plant area to a top-floor bathroom adds a wait the unit isn’t causing.
