      Hot Water Systems Perth: When to Repair, and When to Change It Over

      When the shower runs cold, the call ahead of you carries two decisions: whether the unit you have is worth repairing, and what goes back in its place if it isn't.       What's Worth Repairing, and What Ends the Unit

      Hot water systems fail in two different places, and the difference decides the job. On an electric storage unit, no hot water at all points at the element or the thermostat, and both are replaceable parts.       Changing Over an Old System: What the New One Needs Where It Stands

      A changeover is rarely like for like, because a new installation answers to today's rules, not those in force when the original unit went in. What each type needs from its position is the practical half of the decision.

      • Gas storage and continuous flow: a flue terminating clear of windows, openings and eaves, plus a gas line and meter able to carry the load. A continuous flow unit draws far more gas than the storage tank it replaces, so the supply feeding it decides which models are possible.
      • Electric storage: a circuit and tariff arrangement suiting the new unit, and clearance at the front so the element and thermostat can come out later.
      • Solar: roof orientation and roof structure for the collectors, then a decision about the tank, on the roof as a close-coupled system or at ground level as a split system.
      • Heat pump: outdoor air space, clearance for airflow, and a condensate drain. A heat pump runs a compressor, so distance to a bedroom window or a neighbour's boundary is worth settling before installation day.

      What a New System Has to Deliver at the Bathroom Tap

      New and relocated systems carry an obligation that repairs do not. AS/NZS 3500, the Australian and New Zealand plumbing and drainage standard, caps the temperature of the water delivered to personal hygiene outlets. That means the basin, bath and shower a household washes at. The kitchen and laundry taps fall outside that cap.

      Meeting the cap is the installer's job, not an upgrade you have to know to ask for. The plumber achieves it with a tempering valve on the outlet side of the heater, set and tested before handover. It does not mean the tank runs cooler: the cylinder still holds water hot enough to stay safe, and the valve brings the temperature down on the way to the bathroom.

      When the Problem Isn't the Hot Water System

      One test separates a hot water fault from everything else. Run a cold tap.

      If cold water runs normally and only the hot side has failed, the fault lies in the system or its connections, and that is our work. If the cold has gone too, or pressure has dropped at every tap, the supply is the problem, not the heater, and a genuine mains fault or a planned outage belongs with the Water Corporation, who own the mains. Discoloured water splits the same way: rust on the hot side alone points at the tank, while off-colour water at both hot and cold taps is a quality question for the utility.

      One exception overrides all of it. If you can smell gas at or near the unit, that is not a hot water call. Get out of the building and ring the gas network operator's emergency line first. A gasfitter attends once the network has made the site safe.

      What to Get in Writing Before You Say Yes

      Written commitments are what you have left when a job goes sideways, and four are worth settling before anyone starts.

      • Read what a guarantee excludes, not what it promises. A promise narrowed for after-hours, weekends and public holidays disappears for exactly the hours a hot water system tends to fail.
      • Have the scope written down: which system is going in, where it will stand, what happens to the old one, and what the changeover triggers beyond the swap itself.
      • Ask who holds the licence for each part of the job. A gas changeover is gas fitting as well as plumbing, and the person making the gas connection needs the licence covering it.
      • Agree what you keep at the end: the make and model fitted, the manufacturer's warranty paperwork, and the workmanship guarantee on the installation.
