Two Complaints That Come Off One Length of Pipe
Galvanised steel is a steel pipe with a zinc coating on its inside face, and water works on that coating from day one. Two things follow from one cause. Corrosion builds on the pipe wall, so the bore closes up and less water comes through. That wall also sheds into what does get through, so the tap runs coloured, strongest on the first draw of the morning.
None of it involves a leak. The outside can be sound, the joints dry, the meter still, and the far end of the house short of water.
The stock is brick and tile, many of the houses reflecting a southern European influence in their design, mixed with post-war dwellings and later townhouse and unit development none of this touches.
A Narrowed Pipe and an Undersized One Are Different Jobs

Renovating on Galvanised Is a Different Proposition

No boundary needs working out here. The City of Stirling lists Balcatta as one of its suburbs, no Balcatta street falls under another council, and an address here will answer to Stirling.
More useful is a control the City has not applied. Stirling’s character-retention planning policies name Mount Lawley, Menora and Inglewood, and Balcatta appears on no equivalent list. East of Main Street stands older timber-framed character stock, built for the market gardeners who once worked this ground, and those dwellings carry no recorded demolition or alteration control. Re-running a supply line through one is a plumbing job and nothing more.
What to Ask Before Anyone Replaces Only the Part They Can See
The failure mode here isn’t a bad repair but a partial one, priced as a whole. Ask whoever quotes it three things.
- Pin the replacement to both ends of the run. New pipe from the meter box to the wall photographs like a re-run and leaves the buried section carrying what it already couldn’t.
- Ask for readings either side of the work. Pressure and flow on the first visit, then again once the new length is in, give you something to hold the job against. Otherwise “it feels better” is the only result on offer.
