One Suburb Name, Three Ways to Write the Address
None of the three is a separate suburb. They divide one that runs from Roe Highway in the north and west across to Nicholson Road and the railway in the east, and down to Acourt, Johnston and Clifton Roads in the south. A plumber heading for a street at the southern edge is not making the trip a northern street would take, so give us the street and the nearest cross street in the first message.
The suburb name doesn’t answer the council question either, because two authorities cover Canning Vale: the City of Canning west of Nicholson Road, and the City of Gosnells east of it. Inside your own boundary that changes nothing about the plumbing. It starts to matter for work that leaves the boundary, since the approval path belongs to whichever of the two your street falls in.
The postcode won’t narrow it either. Willetton next door shares it and answers to the City of Canning across all of its streets, so a Willetton plumbing job has one boundary question fewer to settle than this one.

Why the Second Bathroom Follows the First
The fittings in your house did not arrive one at a time. What to Have in Writing When One Visit Covers Several Jobs

- Have the list itemised before anyone starts. Ask which jobs the quote covers, which ones the plumber recommends leaving for now, and why. A visit that ends on an unwritten promise to come back for the rest is how one job list becomes three visits.
- Ask what cover each item carries when some are repaired and others replaced. A serviced tap and a replaced one carry different cover, so ask for the guarantee line by line, not for the visit as a whole.
- Read the hours the guarantee stays live in. A headline promise narrows in its exclusions, and one that lapses after hours, at weekends and on public holidays has nothing to say about a Sunday morning with water across a bathroom floor.
